ROCKFORD (WREX) — For nearly a century, the Talcott Building has stood tall in downtown Rockford.
"It's a super historic building," says Urban Equity Properties Founder Justin Fern. "Obviously one of the tallest buildings I think in five counties."
That history will continue in 2020. Urban Equity Properties is nearing completion of renovations to the Talcott Building which will now be known as The Residences at Talcott. The remodeled building will house 63 luxury apartments, multiple floors of office space, and retail space on the first floor. A layout that slightly changed compared to the original plans.
" We were 42 units then we were able to get extra units on the 7th floor so we ended up with 49," says Fern. "Today we converted two floors of office space to a total of 63 so we're pretty excited about that."
People can being pre-leasing apartments now with an expected move in date of March 1st. Fern says these type of units are in high demand in Rockford.
"We are running about 99% occupancy in our luxury loft apartments."
Fern says much of the building hadn't been updated in roughly 50 years and needed some TLC. He believes the high end space attracts tenants who will have a positive impact on downtown once they move in ans explore the city.
"It's a win win for everyone. These are folks that have disposable income that are spending it in our retail and restaurant businesses downtown."
